Rent comps on a 10,000 sq. ft. building?

I have an aluminum prefab in Massachusetts I'm looking to rent for cultivation. It is empty inside, but has all utilities and about $300k of new electrical paneling in, enough for 40k sq. ft. for lights. The site has been previously permitted and the town badly wants cannabis cultivation, meaning they're not going to play games when it comes time to permitting.

I've seen price comps all over the place, anywhere from $5 to $30 a square foot. I'm wondering what you all think would be a good price for this site?
